Rent to own in Tulsa when the bank says "not yet"

No perfect credit, no mortgage approval, no bank needed to move in. What Upswing actually looks at, and what the 36 months are for.

Most people who call us have already been told no by a lender, or haven't bothered asking because they know the answer. A short credit file, a bankruptcy that's still aging off, self-employment income that doesn't fit a W-2 box, an ITIN instead of a Social Security number. Rent to own exists for exactly this.

What we look at

  • Verifiable income of roughly three times your monthly payment (rent plus any monthly option payment).
  • Twelve months of rental history without an eviction.
  • The ability to pay the option fee, in full or the smaller amount at signing.
  • A short conversation with Doris before the showing, so both sides know the numbers work.

What we don't do

We don't promise you a mortgage. Nobody honest can. What we do is hold a house for you at a fixed price and a fixed rent for 36 months, so the clock is on your side instead of against you.

What the 36 months are for

Lenders want to see on-time housing payments, stable income and time since any bad marks. Three years in an Upswing home gives you all three, and we'll share your payment ledger with any lender on request. Many ITIN and portfolio lenders in Tulsa treat 24 months of documented rent as the core of the file. Here's how to use the time well.

And if it still doesn't work out?

Then you don't buy. You give notice, move out at the end of the month, and lose the option fee, not the house and not years of payments. That is the difference between rent to own and a contract for deed, and it's why we only do rent to own. See if you qualify, two minutes →
