How we evaluate applications, what we are and aren't, and the rules we follow.
Fair housing
Upswing Homes and the owners who list through the marketplace comply with the federal Fair Housing Act and all applicable state and local fair housing laws. Applications are not denied on the basis of race, color, religion, national origin, sex, disability or familial status. Reasonable accommodations, including for service and assistance animals, are handled as the law requires.
What we evaluate
The ability to pay the option fee as agreed and to carry the monthly payment (rent plus any monthly option payment), confirmed in conversation before signing. We look at the whole picture; there is no minimum credit score to start a conversation. Criteria may be updated and are applied consistently to every applicant for a given home.
What Upswing is not
Upswing Homes is not a mortgage company or lender, does not have any obligation to provide financing, and does not provide financing. Acceptance into the program does not guarantee future mortgage approval. Exercising the option requires third-party financing or cash, and the home must satisfy the lender's requirements. Upswing Homes is not a real estate brokerage and does not provide brokerage services; preferred agents are independent licensees at their own brokerages.
No commitment until signing
Neither consideration nor acceptance of an application constitutes a commitment to enter into a lease or option agreement. Availability is subject to underwriting, property condition, inspection, appraisal and market conditions. Move-in dates on any-home purchases are subject to transaction delays and a purchase can fall through.
The documents control
Nothing on this website modifies or waives any term of a signed lease or option agreement, and nothing here is a binding offer, representation or warranty. See your signed documents for your specific terms. The plain-terms sheet is a summary; if it conflicts with the signed documents, the documents control.
Brand name
Upswing Homes is a brand name. The owner and seller of each home is named on the lease and option agreement you sign.
Your information
Information you submit is used to respond to your inquiry and evaluate your application, is shared with the owner of the specific home and with service providers who help us screen and manage (for example, payment processing and background screening), and is not sold.
