One-page summary of the deal, signed first. Contracts are in English; we walk through them with you in English or Spanish.
Residential lease (full template)
The complete lease used on every home, word for word: 36-month term, rent fixed for the term, standard Oklahoma provisions. Names, dates and amounts blank. Updated September 2026.
Maintenance agreement (full template)
Separate agreement, signed with the lease, that sets out which repairs and upkeep the resident handles during the term and which stay with the owner. Names, dates and address blank. Updated September 2026.
Option to purchase agreement (full template)
The complete option agreement used on every home, word for word: locked price, option fee, hard option dates matching the 36-month lease, how to exercise, what happens on default or non-exercise, and the 24-month extension at the owner's discretion. Updated September 2026.
Owner listing agreement
One page. What owners sign to list a home on the marketplace: the $299 listing fee, $25/month management taken from collected rent before the owner distribution, and the requirement to use the standard contract.

Why we post the contracts
Rent to own has a reputation problem, and it's earned: too many programs use custom paperwork with terms the buyer only understands after something goes wrong. One contract, posted publicly, used on every home, is the simplest fix we know. If you find something in these documents that isn't explained on the plain-terms sheet, tell us and we'll fix the sheet.
