Why rent to own with Upswing

36 months to try it. One price the whole time.

Most rent-to-own programs hide the trade-offs. We put ours on the page.

Your price is locked

The advertised price is the total cost of the home: option fee plus purchase price. It's written on your option agreement on day one and can't move for 36 months. If Tulsa prices climb, your number doesn't.

Option fees as low as $2,000

Put $2,000 toward the option fee at signing on most homes and pay the rest over 24 months alongside rent. Or pay it all at signing and your monthly is just rent. Every listing shows both.

You can walk away

The option is a right, not a promise. If the market drops or life changes, give notice and move out. You lose the option fee, not the house, not years of payments.

No rent increases

Rent is fixed for the full 36 months. No annual bump, no renewal negotiation. Live in the house, learn the house, then decide.

How it works

Four steps. No fine print you haven't read.

Pick a home

Every home shows the total cost, the rent, and the option fee, with the smaller amount you can put down at signing.

Apply in 3 minutes

Name, phone, the home you like, and what you can put toward the option fee. No documents, no fees, no credit impact. ITIN welcome.

Sign two documents

A lease and a separate option to purchase. Same Upswing contract on every home, posted online so you can read it first.

Live there, then decide

Up to 36 months at a fixed rent and a fixed price. Buy with any lender, or walk away.

Who Upswing is for

People who are ready for the house before the mortgage is ready for them.

First-time buyers

You've been renting and saving. Lock a price, live in it, buy when the lender says yes.

Self-employed and 1099

Your income is real but your tax returns don't look like a W-2. Three years of on-time payments builds the file.

Rebuilding after a rough stretch

A divorce, a medical year, a bankruptcy that's aging off. You need a fixed address and a fixed number.

Relocating to Tulsa

New job, new city. Try the neighborhood for real before you commit to it.

Families picking a school zone

Move into the district now. Decide on the house after a school year, not a showing.

The Upswing difference

Rent is rent. The fee is the fee. The price is the price.

No rent credits. We think "part of your rent goes toward the house" usually means the rent and the price were marked up first. We keep the three numbers separate so you can compare us to anyone.

  • Option fee: part of the total cost. Put as little as $2,000 down at signing on most homes and pay the rest over 24 months alongside rent, or pay it all at signing.
  • First month's rent at signing: with the option fee, prorated if you move in mid-month.
  • Fixed rent, fixed price: both written down on day one for 36 months.
  • Buy with any lender: conventional, FHA, VA, portfolio or cash. We coordinate the closing.

Illustrative. Total cost = option fee + purchase price. First month's rent is due at signing (prorated mid-month). Your exact schedule is written in your option agreement.

Agents & owners

Upswing is a marketplace, not just a landlord.

Owners list homes rent-to-own with us. Agents refer clients who can't get a mortgage yet and keep their full commission. Everyone signs the same contract, and Upswing runs the program.

How Upswing makes money

We'd rather tell you before you ask.

  • The option fee. It's the price of holding a home at a fixed number for 36 months. It's part of the advertised total cost, shown on every listing, and non-refundable if you don't buy.
  • Rent during the lease. Fair rent for the home, fixed for 36 months.
  • Owners who list with us. A flat $299 to post a home on the marketplace (that covers marketing, screening, paperwork and the closing, with no commission on the sale) plus $25 a month while Upswing manages it. Buyers never pay Upswing a fee beyond the option fee and rent.

What we don't do: raise the price or the rent to fund a "credit" and hand your own money back to you.

Questions

Straight answers

What exactly is rent to own with Upswing?

Two agreements signed on the same day: a 36-month residential lease, and a separate option to purchase that gives you the right, never the obligation, to buy the home at a price that is written down and locked for the full 36 months. In Spanish-speaking Tulsa this is what people call dueño a dueño: you deal directly with the owner, and you don't need a bank to move in.

What does the advertised price include?

The price on every listing is the total cost of the home. It's made up of two numbers: the option fee and the purchase price written on your option agreement. Example: a $150,000 home with a $7,500 option fee has a purchase price of $142,500. Pay the option fee and you've already covered the first $7,500 of the total.

How does the option fee work?

Every home shows its option fee and the smallest amount you can pay at signing. Pay the whole fee at signing and your monthly payment is just rent. Or pay the smaller amount at signing and spread the rest over 24 months as a monthly option payment on top of rent. Either way, the lease is 36 months and first month's rent is due at signing along with the option fee portion. The fee is non-refundable if you decide not to buy.

What do I need to bring at signing?

The option fee (all of it, or the smaller amount shown for that home) plus your first month's rent. If you move in mid-month, the first month is prorated. Each listing shows the exact 'due at signing' number for both options.

Does part of my rent go toward the purchase?

No. Rent is rent. We don't mark up the rent or the price to fund a 'credit' and hand your own money back. The option fee is what counts toward your total cost, and it's the only thing you'd lose if you don't buy.

Can my rent go up during the 36 months?

No. Your rent and your purchase price are both fixed for the full term. No annual increase, no renewal negotiation.
