Have a client who can't get a mortgage yet? Don't lose them.
Refer them to Upswing. We buy the home they pick, you represent the buyer on our purchase and keep your full commission, and your client moves in on a three-year locked price. When they exercise, you're first in line for the resale side.
Close the deal you were about to lose.
Your commission stays yours
Upswing makes the offer and pays at closing like any buyer. We don't take a cut, charge a referral fee, or ask you to discount.
Keep the client
Instead of "call me in two years," you stay their agent: you find the house now, and you get the resale side when they exercise the option.
One contract, no surprises
Every Upswing home uses the same lease and option, posted on this site. You can hand your client the plain-terms sheet before they ever call us.
Six steps, most of them yours already.

They get a budget
We confirm income, rental history and the up-front option fee, and give them a purchase budget in writing.
You find the home
Any single-family home on the MLS in our markets that meets the property criteria and passes inspection.
Upswing buys it
We make the offer in our name. You represent the buyer on the purchase and are paid at closing.
Client moves in
Standard Upswing lease and option: price locked 36 months, rent fixed, no rent credits.
They exercise, you list
When they buy, you're the agent of record on the exercise. If they don't, you have first look at the resale.
Refer a client or join the list
We reply within two business days. No fees, no exclusivity. A preferred-agent list is coming; ask to be on it.
Does it cost me anything?
No. Agents are never charged a fee and never asked to discount a commission.
Who signs the purchase contract?
Upswing (or the marketplace owner) is the buyer of record. You represent the buyer side.
Can my client use any lender later?
Yes. Conventional, FHA, VA, portfolio or cash. We coordinate with whoever they choose.
What if the home doesn't appraise when they buy?
The locked price is the locked price. We'll talk through the options with the client and lender, but nothing on this site changes the signed documents.
