Rent to own with an ITIN in Oklahoma

You can rent to own an Upswing home with an ITIN. Here's how the application works, how ITIN mortgages work in Tulsa, and why a payment history matters.

A lot of Tulsa families pay taxes with an Individual Taxpayer Identification Number instead of a Social Security number. That is not a barrier to renting to own with Upswing, and it's not a barrier to buying at the end either.

Applying with an ITIN

Our application doesn't ask for a Social Security number at all. It asks for your name and phone, the home you like, what you can put toward the option fee and the monthly payment you're comfortable with. ITIN applicants are treated exactly like everyone else.

Buying with an ITIN

Several lenders in the Tulsa area make ITIN mortgages. They typically want a larger amount at closing than a conventional loan, two years of tax returns filed with the ITIN, and a documented history of on-time housing payments. That last piece is where an Upswing lease helps: every payment you make with us is on a ledger we can hand to your lender.

What we don't do

We don't give credit, we don't report to credit bureaus, and we don't guarantee any lender will approve you. The bank underwrites the loan. What we provide is a fixed price, a fixed rent, 36 months of time, and clean paperwork in Spanish and English.

Dueño a dueño, without the risk of a contract for deed

Many ITIN buyers have only been offered contracts for deed, where a missed payment can cost the house and everything paid in. With Upswing you're a tenant with a purchase right: if the loan doesn't come together, you lose the option fee and nothing more. Lea todo en español →
