How much money do you need to move into a rent to own home in Tulsa?

Two things are due at signing on every Upswing home: the option fee (or the smaller amount shown for that home) and your first month's rent. Nothing else. No application fee, no markup, no surprise charge at the table. Here's what that looks like on real homes.

Example: 1821 W Archer St, Tulsa

Total cost $150,000. Option fee $7,500. Rent $1,199 a month.

  • Full option fee at signing: $7,500 + $1,199 first month's rent = $8,699 due at signing. Then $1,199 a month.
  • Smaller amount at signing: $2,000 + $1,199 = $3,199 due at signing. Then $1,199 rent + $230 option payment = $1,429 a month for 24 months, then $1,199 a month for the rest of the lease.

Example: 1604 N Boston Pl, Tulsa

Total cost $235,000. Option fee $10,000. Rent $1,799.

  • Full: $10,000 + $1,799 = $11,799 at signing, then $1,799 a month.
  • Smaller: $3,000 + $1,799 = $4,799 at signing, then $1,799 + $292 = $2,091 a month for 24 months.

What if I move in mid-month?

First month's rent is prorated to the days you're actually there. The option fee amount doesn't change.

Is there a security deposit?

The lease has a deposit like any Oklahoma lease, refundable per the lease when you move out in good condition. Ask us for the deposit on the specific home; it's separate from the option fee.

Which option should I pick?

If you have the full fee, paying it at signing gives you the lowest monthly payment for the whole 36 months. If you'd rather keep cash in the bank for moving costs, the smaller amount gets you in the door and the balance is paid off in two years. Both paths end at the same purchase price.
